Yes. You can block dates for personal use at any time, subject to existing reservations. By default, we accept bookings up to 6 months in advance, but you can adjust that window to fit your needs.
You receive a detailed monthly owner statement by the 15th of each month, along with a direct deposit of your earnings. The statement breaks down revenue, expenses, occupancy, and any maintenance costs so you always know exactly where your money is going.
We include one complimentary hour of maintenance labor per month for minor tasks. Beyond that, labor is billed at $75 per hour, in 30-minute increments. We set a pre-approved monthly budget (typically $500) so routine items get handled quickly without needing your approval each time. Larger professional repairs are billed at cost plus a 10% coordination fee, capped at $500 per repair. Any single repair over $250, or anything that exceeds your monthly budget, requires your approval first. In a genuine emergency, we can act up to $1,000 to protect your property and guests, with immediate notification.
We list your property across Airbnb, VRBO, Google Travel, and our direct booking site. We handle all listing creation, professional photography, guest guidebooks, and ongoing optimization. Direct bookings through our site mean lower platform fees and more revenue for you.
You maintain property insurance (we will need a copy of your declaration sheet), comply with local zoning and HOA rules, and provide working safety equipment like smoke detectors and fire extinguishers. You also remain responsible for your mortgage, utilities, and HOA fees. We handle everything else.
