What Vacation Rental Management Really Costs in Coeur d'Alene and North Idaho
Updated 2026-11-05. By the Village Collective team.
Village Collective charges 20% of the rent you receive after Airbnb and VRBO take their fees. Cleaning and pet fees pass through to you commission free. Onboarding is free, including professional photography and hands-on help setting up, furnishing, staging, and designing your home, and there is no minimum term.
The percentage is only half of any manager's price. The other half is what that percentage is calculated on, and most managers never say. Here is exactly how ours works, with the math.
How our 20% is calculated
- A guest books your home and pays the nightly rent, plus any cleaning or pet fee.
- Airbnb or VRBO takes its host fee from the rent first. On Airbnb that is 15.5% for most professionally managed listings.
- We take 20% of the rent that is left.
- Cleaning and pet fees are never part of our 20%. They pass through to you.
| Line | Amount |
|---|---|
| Nightly rent the guest pays | $1,000 |
| Airbnb host fee (15.5%) | -$155 |
| Rent after the platform fee | $845 |
| Our 20% | -$169 |
| Rent you keep | $676 |
Direct bookings through our website have no platform fee, so our 20% applies to the full rent on those stays.
Before or after platform fees: the question to ask every manager
Two managers can advertise the same percentage and cost you very different amounts. The difference is whether the percentage comes off the rent before Airbnb takes its cut, or after. Here is the same booking under four common structures.
| Fee structure | Calculated on | Management fee | Rent you keep |
|---|---|---|---|
| 20% of rent after platform fees (Village Collective) | $845 | $169 | $676 |
| 15% of rent before platform fees | $1,000 | $150 | $695 |
| 15% of rent after platform fees | $845 | $126.75 | $718.25 |
| 20% of rent before platform fees | $1,000 | $200 | $645 |
A 15% fee is cheaper on paper. Against a 15% fee taken before platform fees, the real difference on an Airbnb booking is $19 per $1,000 of rent, about 2.8% of what reaches you. On direct bookings, where there is no platform fee, the full five points apply: $50 per $1,000, about 6.3% of what reaches you.
That is why the rate is only part of the answer. A home that earns a few percent more because of better pricing, more bookings, and stronger reviews covers that difference and more. When you compare managers, ask how their homes perform against the local market, not only what they charge.
How our homes perform against the market
Our homes earned 12% more per available night than the Coeur d'Alene market, May to November 2026 (PriceLabs).
The measure is revenue per available night, often called RevPAR: total rent divided by every night a home could have been booked. It rewards both a good nightly rate and a full calendar, so it is the fairest single number for comparing how well homes earn.
The comparison comes from PriceLabs, the pricing software we use across our portfolio. Its account review compares our listings with its comp set of similar short-term rentals in the Coeur d'Alene market, over May 1 to November 4, 2026.
| Measure | Our homes | Coeur d'Alene market |
|---|---|---|
| Revenue per available night | $199 | $177 |
| Occupancy | 81.4% | 61.9% |
Most of that edge came from filling more nights. Past results don't guarantee yours, and the comparison covers about six months, so we will refresh it each quarter. Your free rental analysis estimates your own home from comparable homes nearby.
What the 20% covers

- Listing creation and ongoing optimization on Airbnb, VRBO, Google, and our direct-booking website
- Paid Google advertising that sends guests to our direct-booking site
- Dynamic pricing tuned to North Idaho's seasons and events, plus quarterly pricing reviews with you
- Guest screening, messaging, and 24/7 support from our local team
- Cleaning scheduling and quality control after every stay
- Sourcing standardized, hospitality-grade linens and guest supplies in bulk, so every stay feels the same
- Maintenance coordination, including one free hour of maintenance labor every month
- Local guest guidebooks for every home
- A detailed owner statement and direct deposit by the 15th of each month
- Full control of your calendar for personal stays
What costs extra, and what it costs
Most managers describe these as separate expenses and stop there. We publish the numbers.
- Maintenance labor beyond the free hour: $75 per hour, in 30-minute increments
- A pre-approved monthly maintenance budget (typically $500) so small fixes happen fast
- Professional repairs: billed at cost plus a 10% coordination fee, capped at $500 per repair
- Any single repair over $250, or anything over your monthly budget, needs your approval first
- In a genuine emergency we can act up to $1,000 to protect your home and guests, and we tell you right away
- A deep clean, repairs, or new furnishings needed before launch are estimated upfront
- Linens and guest supplies: billed at cost, with our bulk pricing passed through and no markup
As the owner you keep paying the costs of owning the home: insurance, utilities, HOA dues, your mortgage, and working safety equipment like smoke detectors and fire extinguishers.
What an owner takes home: a worked year
Take a home that earns $60,000 of rent through Airbnb and $20,000 through direct bookings in a year.
| Line | Amount |
|---|---|
| Airbnb rent | $60,000 |
| Airbnb host fee (15.5%) | -$9,300 |
| Direct-booking rent (no platform fee) | $20,000 |
| Rent after platform fees | $70,700 |
| Our 20% | -$14,140 |
| Rent you keep, before your own expenses | $56,560 |
Cleaning and pet fees from those stays come to you on top of that, with no commission. This is an illustration, not a projection. Your free rental analysis estimates your home's own numbers from comparable homes nearby.

Frequently asked questions
How much does vacation rental management cost in Coeur d'Alene?
Most managers charge a percentage of rental income, and what that percentage is calculated on matters as much as the rate. Village Collective charges 20% of rent after Airbnb and VRBO fees, with cleaning and pet fees passed through commission free and no setup or monthly fees.
Is Village Collective's fee calculated on gross or net rental income?
Net of platform fees. Airbnb and VRBO take their host fees first, and our 20% is calculated on the rent that is left. On a $1,000 Airbnb booking our fee is $169, not $200.
Do you charge commission on cleaning fees?
No. Cleaning and pet fees pass through to the owner with no commission taken.
Is there a setup or onboarding fee?
No. Onboarding is free, including professional photography and hands-on help setting up, furnishing, staging, and designing your home. Professional listing photography alone typically costs $350+.
Who pays for linens and guest supplies?
We supply standardized, hospitality-grade bed linens, bath towels, hand towels, washcloths, makeup towels, pillows, and blankets, bought in bulk so every guest gets the same quality. Linens and guest supplies are billed to your owner statement at cost, so you get our bulk pricing with no markup.
Is there a long-term contract?
No. Our agreement is month to month, and you can cancel anytime with 30 days notice.
